
The historic Saint Paul Hotel needed room to grow its signature programming. In 2021, Morrissey Hospitality identified an under-used space and transformed it into a versatile event venue that boosts revenue, improves flow, and enhances the guest experience.
A Historic Hotel with Modern Demands
The Saint Paul Hotel is known for exceptional service and timeless hospitality, yet its existing gathering spaces limited the Hotel’s ability to host internal programming, including Lobby High Tea, etiquette courses, culinary demonstrations, and wine, spirits, and cultural events. Banquet spaces were often reserved for corporate events, leaving little flexibility for in-house activations or community-driven events. Demand regularly exceeded capacity, scheduling was cumbersome, and the team lacked a dedicated venue that could grow with guest interest.
Aligning Concept, Operations, and Guest-First Design
Morrissey Hospitality completed a comprehensive space-use assessment to identify opportunities within the Hotel’s footprint. An under-utilized lower-level restaurant, which primarily served hotel guests for breakfast and lunch, was selected for renovation.
The space was reimagined, redesigned, and reopened as Drake’s Landing — an inviting, versatile venue supported by an adjacent kitchen. The goal was straightforward: to create a warm, welcoming event space that could accommodate the Hotel’s signature activations, expand event offerings, and better serve guests and local community members.
Expanding Impact Without Expanding Footprint
Transforming the former restaurant into Drake’s Landing immediately increased the Hotel’s programming capacity. High Tea, etiquette courses, culinary demonstrations, and special events can now accommodate significantly larger groups with improved flow and comfort. With dedicated space, the Hotel expanded the frequency of its in-house activations and introduced new evening events, including intimate weddings and receptions. As guest traffic is better distributed, the lobby experience has improved and other hotel spaces have been freed for their original purposes.
Operational benefits quickly followed. By reducing daily setup and reset cycles required throughout the Hotel, Drake’s Landing lowered labor needs and costs. The cost of goods has declined, and so has waste. Revenue potential has grown through expanded programming, increased event bookings, and stronger cross-utilization of the Hotel’s breakfast and lunch offerings.
Most importantly, Drake’s Landing became a space that deepens connection, inviting guests, neighbors, partners, and community members to experience The Saint Paul Hotel in new ways while reinforcing the landmark property’s legacy of thoughtful, community-minded hospitality.
